Balwin Villa

10766 97 Street NW, Edmonton, AB

Balwin Villa is a 105-suite Enhanced Designated Living site for individuals with early-onset dementia, mental illness, or brain injury. Owned and operated by the Excel Society, it opened in 2010 at 6920 – 128 Avenue, Edmonton.

Located in a mature neighbourhood, the facility was redeveloped from the former North Edmonton School, preserving the original exterior while adding a third building. The complex includes a theatre/gymnasium for residents and the local community, surrounded by a City of Edmonton-operated outdoor recreation area.

Balwin Villa houses 104 residents across three dementia units and four mental health units, with gender-specific options. A new Recovery Transition Unit, developed with Alberta Health, helps residents build skills for future community living. The facility prioritizes person-centered care, promoting independence and resident involvement in their care.
